OUTLINE SCOPES of WORK
  1. Electrical (EC) – Repair all existing electrical systems, lights, outlets, switches. Replace (2) main panels.
  2. Mechanical (MC) - (2) new gas boilers and controls, new baseboard on 1st floor, repair remaining existing baseboard.
  3. Plumbing (PC) – Check all fixtures and drains, make all operational, install new drain(s) in Kitchen sinks.
  4. General Construction (GC) – Repair or replace sheetrock, doors, frames, hardware, patching, paint, carpet, refinishing, millwork, toilet partitions, window hardware and glazing, locks, and roofing.
  5. Roofing (by GC) – Replace entire roof.
  6. Window Glazing (by GC) – Reglaze broken or missing window glass.
  7. Fire Alarm /Security System (FA) – by Owner. Install fully addressable system, plus 24/7 monitoring.
  8. Kitchen Equipment (KE) – by Owner. Provide appliances adequate to serve 50 people per meal. Refrigerator, freezer, prep table(s), dishwasher.
  9. Chimney Inspection (CI) – by Owner. Perform chimney inspection with written report.
  10. Kitchen Fire Extinguisher System (ANSUL) – by Owner. Service existing system.
  11. Boiler (BO) – Replace Boiler, and fix internal heating system.
  12. Laundry Room (LR) – Turn existing room near bar into a Laundry facility buy adding hookups for 4 dryers and 3 washers.
  13. Study Room (SR) – Add electric & CAT5 wiring to basement study room area
